Cote Property Management - Policies and Procedures
Rent is due on the 1st of each month. Rent received at the bank after the 3rd of the month will incur a late fee of $25.00 plus $10.00 for each additional day late.
Rent should be mailed to P.O. Box 4396, Houston, Texas, 77210. All other correspondence should be mailed to the office. Additional payment envelopes will be provided if needed.
A charge of $25.00 will be assessed on all insufficient checks. This fee is in addition to the late charges stated above.
Repairs must be requested in writing except in cases of extreme emergencies. Only emergency repairs should be phoned into our office. Examples of emergencies would be lack of heating or air conditioning during extreme temperatures, no hot water, plumbing stoppages, flooding, fire, storm damage, or any occurrence that would cause the property to be unsafe. A written request expedites our obtaining owner approval for needed maintenance repairs. Maintenance concerns can also be reported on our website at www.CoteRealEstate.com.
The Move-In Inventory and Condition Form must be completed noting any defects of the property and returned to our office with in 48 hours of move in. If this form is not received as specified, all repairs on the property will be subject to the repair deductible.
Written notice to vacate must be given 30 days prior to the end of the term of the lease.
No improvements or modifications to the property can be made without prior written approval. This includes painting, changing fixtures, etc.
Please do not tamper with smoke detectors. If upon move in or any time during the lease term a smoke detector is not functioning properly, please notify Cote Property Management both by phone and in writing.
Tenants are responsible for changing their air filters. It is recommended that they be changed every thirty days to minimize utility costs and maximize heating and cooling efficiency.
Tenants are responsible for notifying appropriate utility companies of their move in and changing utilities to their names. Utilities will be disconnected 3 business days after the lease expiration date.
Tenants are responsible in freezing weather for taking necessary action to prevent water pipes from freezing. Tenants will be charged for any damages caused by broken water pipes.
For emergency purposes, tenants are responsible for notifying Cote Property Management of changes in employment and contact numbers
Tenants are urged to obtain Tenant Homeowner Insurance and/or Tenant Flood insurance. The property owner’s insurance does not cover a tenant’s personal property in case of fire, storm damage, or a flood loss.
